Post: RE Attorney or Title Company Needed in Columbia, SC

Good Afternoon,

I am seeking a RE Attorney or Investor Friendly Title Company here in Columbia, SC and I have already tried the phonebook. My professor is a RE attorney and he has since told me that "house flipping" is illegal in our state. He has confused wholesaling with the mortgage scam that was going on a few years ago and he- like most people answering the phone at the title companies, have no idea what it is and simply reply, "Its illegal."
I have compiled an extensive list of absentee owners and I am ready to launch my first direct-mailing campaign. If you have a relationship attorney in my area or if you have experience with a particular title company, please comment below or email me.

Post: Listing Agent vs. Buyers Agent; Which is better re: Hud Homes?

Good Afternoon, newbie question here. Is it better to have a buyers agent when making offers on properties listed on the hudhomestore or should you go with the listing agent? I hope my question is clear here..I'm unsure if I should be networking to find a realtor to submit Hud offers for me or if I am suppose to deal exclusively with the listing agent indicated on the property I am interested in. Is it a preference? My question comes up because I have emailed the listing agent for a particular property twice and I'm coming up short of a response. I realize I might be going about this process entirely wrong and I am honestly considering getting my RE license so I can submit multiple offers myself. Thoughts?

Good morning all! Newbie here from Columbia, SC. I have to say how excited I am that I stumbled across this forum. There's such an overwhelming wealth of knowledge here and I've already saved the $997 bucks. I'm a huge DIY person and this site allows me to learn at a pace that I'm comfortable with without the high sales pressure. I hope to build strong business relationships here with both new and seasoned investors.
