My favorite resource has been the 'Maryland Investors Network' Facebook group. Lots of good content on this very active group. What are some of your investing criteria? Budget? Zip codes? Turnkey or more rehab required?

Good to know.  I'm still working on targeting a zip code since I want to do more driving around the area, but I'm looking at no more than a $150K purchase price.  Due to my lack of experience I preferably would want a light rehab but I keep hearing that's very hard to come by, especially in this market.  I'm interested in learning the full rehab method though and remain flexible if needed.

Hello everyone! My name is Terrence and I’m a beginner investor looking to invest in single-family buy and hold properties preferably in Baltimore, but also open to the overall DMV area. Over the past year I have been educating myself on real estate investing through BiggerPockets and other resources. I’ve been analyzing properties and plan to drive around Baltimore neighborhoods to limit the risk of investing in a property that’s in or close to an area that’ll hurt the property value (I keep coming across that Baltimore is a block-by-block city). I would love to connect with other investors! Real estate agent, contractor, and property manager referrals are also welcomed!
