Hi Terri: May i ask how you are able to be located in a no flood zone at the south west end of the Cape? I thought most of the Cape is in a flood zone. Is it your property elevation?  Thank you kindly.

I believe the cost can be closer to 20k and the city charges 5% interest.

I'm also considering new construction in Cape Coral but a little hesitant due to high assessment costs and the well water issues they are experiencing. See below (...wells running dry in Cape Coral is a problem typically seen the dry season)

Hello all - 

I'm considering doing a luxury house hack in Cape Coral to get started in that area. I'm looking at new duplex construction homes that run in the range of 315K - 400k (some on the canal).  Looking at the rental sites, it concerns me the number of rentals listed and the length of time with no bites.  

I wonder if the rental market in the Cape has been tapped out.  Currently the rents run about $1200 - $1400 for a newer duplex. 

North Cape still has a lot of room for growth.

I appreciate your thoughts.
