I have no funds to brint to the table. I would need 100% money for all facets of the project. I've set my sights on single family.

I need advice on how to be creative with private/hard money lenders. I am looking for partnerships but everytime I put pen to paper with a pitch and percentage splits, I fell like it's not good. I would like some typical or atypical approaches that you've used for a guide. I've listened to podcasts and read books and all of that info is swirling in my noggin. I guess this is paralysis by analysis. Any guidence would be greatly appriciated. Thank you very much.

I am a new investor. I've got an opportunity to partner with private money lenders and I want to structure the profit split, in my plan, so that it is attractive to the lender.

I'm having brain lock and can't come up with a scenario that will work. Maybe I'm over thinking it.

Any suggestions or advice would be greatly appriciated.
