Hi guys i currently working on short sale when i submit a offer for this property i use my LLC but is being a night mare they raise the property price twice they ask me for '' LLC Operating Agreement'' and now they asking me for my permit of my business or my operating licence is this is pretty common on a short sale or just here in Oregon I have solo ownership of my llc does anybody know what kind of licence m'I Supposed to get for this.

This is my dilemma Will you are being very helpful thanks

I know I'm asking dumb questions but I'm very confuse

1- I submit a cash offer to the bank and they accept it i use POF letter from one lender to make an offer on an short sale but this lender is not going to provide me with transactional funding so I'm force to find a different lender that can provide me transactional funding to close can this be done using a different lender?

i do have cash buyer ready to buy this property

2-question

when i submit this offer i use my LLC I'm worry about my buyer ( somebody told me if use LLC to flip a property my buyer would not buy it from me because it gets complicated for the buyer the property will remain on LLC name not on the

buyer name) any suggestions i will appreciated thanks.

Thank you Bill so much for your Info I just started in Real Estate
I have a buyer line up for my property the last thing i want to do is to scare my buyer away if he finds out that he is buying a property under somebody else entity. He won't be able to put it on he's own name can he transfer the entity to he's name in the future ho should i tell my broker to do a addendum before we go to escrow change it to my name and i will assign it to my buyer before we close escrow I'm confuse not sure.

Hi everybody i would like to ask a some questions ? SORRY Need help please I print a proof of funds from this website and submit two offers to the bank one of my offers is being accepted so now i need transactional funding to flip my deal to my Landlord i went back to the web site I request a transactional funding but they asking me for $ 299.00 at front to guarantee the funds so here is my problem m'i going to have a problem with the bank if i get transactional funding with another company different from my proof of funds what should i do. And also when i wrote the offer i used my LLC entity so A to B i used the my LLC and from B C me and the en- buyer can i used my real name to flip my property can anybody clarify this for my sorry guys but this my first deal and I'm trying to keep it together not to be overwhelmed.

Hi my name is Thelma and I'm a new Member to this forum from Portland Oregon I need Help please anybody I have a motivated seller he is desperate to sell his house his payments are current and he has a lot equity this is his 2nd house he needs to sell A.S.A.P because he's wife have health problems he is being trying to sell this house for a year now I'm trying to help him but I'm not sure how to structure this deal he has a lot equity what i would like to try is to create a note for 80,000 and pay him when i refinance on 3 to 5 year terms and 150,000 in payments how would i structure the payments. Sellers have a monthly mortgage payment of almost $1,300 per month. The property taxes are currently estimated to be another $300 per month. The renter / tenant would be responsible for obtaining their own home owners insurance and provide proof of such insurance. If i buy this property and rent it out i think is to much money monthly. I NEED ADVISE PLEASE
