Hi Paul,  I am a real estate newbie. I've studied how to analyze properties, done the networking, found the deal and now I need to find some investors. This is a fairly small deal in Huntsville, AL, $575,000 with a cap rate of 8.7%. Can you please advise me on the structure I would have to set up for something like this to actually get someone to invest in this?  I can only put about $50,000 of my home equity into it myself.

Mark,  I was thinking maybe a equity partnership would work for this.   The cap rate is 8.3%.  This includes a 10% vacancy fund of around 10,500/yr and a cap ex fund of 10,200/yr.  The property's well cared for, 100% occupied, with heat/ac, water heaters, roof that are only two years old.  I would hold it for the cash flow.

Do you have any idea what plan B would look like?  What if I found partners and took 10% management fee and a 10% finders fee for myself?

You have experience with buy and hold using HM?

I probably should have mentioned the deal is a stable, 11 unit commercial office space, asking price is $800,000, NOI is $76,000, Total ROI is 9.7%. It's fully occupied, tenants do most of their own maintenance. Off a very busy thoroughfare with lots of traffic. Seller will not finance. What else do you want to know,

Thank you, Nicole.  I should have mentioned this was a commercial property.  Sorry.  The deal is a stable, 11 unit commercial office space, asking price is $800,000, NOI is $76,000, Total ROI is 9.7%. It's fully occupied, tenants do most of their own maintenance. Off a very busy thoroughfare with lots of traffic. Seller will not finance. 

I would like to make some money in this deal and not just give it away... :)
