Market dictated we lower the rent, now tenant wants the difference refunded from the security deposit.

They are good tenants & he is an accountant, so really into number crunching.

Thoughts?

We need input:   Our renter has requested to extend their lease by one year in exchange for a discount--they noticed rents in the area have decreased. I researched using realtor.com and it appears March rents have decreased due to an over abundance of rentals. Our 3 bed/2 bath house is leased until May 31st for $2350 per month &  4 bed/3 bath homes in our area are now renting on average $2200  (I called 4 competitors as a prospective renter to have them adjust their prices to include yard maintenance +2 dogs.)   We currently pay $120 a month for yard maintenance.


Below is a rough draft of a letter we have written to the tenant--THOUGHTS?

@Joe Villeneuve 2 questions

1). Aren't there a lot of fees involved in refinancing----do you roll those into the loan?

2). Why did the cash flow change from $400 to $500? 

I am super new, so probably just don't understand.....thx!!

Hi....I am Cindy Dimitroff and my husband, Bob, and I are new to real estate investing. We just closed on and leased (in 5 days!) our first rental home here in The Woodlands. It all worked out so well, that we want to do it again.....only this time we want to be more educated. We found this home on the MLS, so likely did not get a bargain, if you know what I mean....

Anyway----we are busy reading through all the great info here on BP and hope to attend our first REIA meeting soon.....any recommendations on which clubs are best would be appreciated! (we won't mind driving to Houston)

Hi....just joined after having success buying / leasing our first SF in The Woodlands. We bought through MLS so didn't get a bargain. Interested in maybe buying another through a wholesaler??
