I'm so surprised to see this formula by Wendell,
"Max offer = 65% x Market Value - Repairs
Max Offer = .65*$90K - $20K
max Offer = $38.5K
I would offer $25K as a starting offer."
I'm a new investor too. I won't even think about ask for such a deep discount. Does that depends on market too? Right now, it's seller's market in my city, offering a price lower than 90% I think it's like insulting the seller. But that's just my two cents.

Hi, anyone knows how to protect myself from liability issue during the plumber inspection? I read a post about a lense learned "not turn the water on by yourself ,ask listing agent to do that, when the agent turned the water on, basement gets flooded".
And should I ask listing agent to open the door for plumber and inspector from city hall?

Hi I'm new in this forum and this is my first purchase of foreclosure. The house under contract doesn't have gas connected. Is it the seller/bank or my responsibility to turn the gas on for appraisal purpose? I tried to put it under my name, but the permit is expired, it will cost me a few hundred of dollars to find a plumber and apply a permit to connect the gas.

Second question is: do you usually buy home warranty as a buyer of a foreclose? Thank you.
