For those of you not there yet- I was there and will be there AGAIN!!! I have taken what I learned with me and it only makes it better this time. there is nothing more peaceful- SOUL peaceful as doing what you want with your time and with the ones you want to be with!!!!

I am a seasoned mortgage pro (12 yrs) and investor/RE Hunter(8yrs). Live in Philly work in Huntingdon valley and the surrounding area. If you want someone to assist you; I am a one stop shop, I can share leads on property, finance, close them and resell them, or rent them. Let me share a recent deal - Lived in Philly all of 1 week ( july 06) and did this deal
Sw Philly ( Island rd & 76) SFR buy price 35k needed 12k ARV 82k
A HML owned and held the deed( free & clear) so that I flipped it without ever taking title in 60 days!!!!! $3,500 down and the rest on a home depot card- OPM.
Another $$$ deal - buy 2 row homes next 2 each other and rent rooms out in one and live in the other- 4 rooms @100 per week =1600 BUCKS on a 50k-60k mortgage- should clear 1000 a month CASH!!!!!

Scott is correct however every property is different and depending how much the property needs, the "as-is' Value could be enough to get what you need. This is called creative thinking and traditional financing. Do it all the time without all the hangups.

Although I am a seasoned investor. Can anyone tell me how they got around past credit issues with building new construction- the deal has about 500k in profit on my end. the builder owns the lots free and clear and willing to split profit of 1 million.

The Lending site is to lend "your" own personal funds not a mortgage. the money is unsecured.

heres what I see
1. the property is still on MLS for 219,900 and ur trying to sell for 270,000. BIG PROBLEM.
2. how do you expect to refi when you don't own it?
3. Metro detroit is hard -slo market from what I read / hear thru the vine
4 how do you plan to sell it for full value when it has recently been listed for 219,900 - many lenders will not allow you, since they do not consider a contract a "real vested interest" and consider it a "flip". ??
I am not trying to knock your interest just trying to highlight concerns .
I have over 9 yrs in the industry and flipped more than 100 properties.
