So you're saying a cash close for $50K can be compared to, for instance, a conventional-loan close also for $50K? Wouldn't it be like apples to oranges?

When finding comparables for an REO that I plan to close with cash, should I use comparables that were also closed with cash? Does it matter? Thanks in advance!

I personally think there's poetry to real estate investing. A piece of land and its developments have history behind them and to have the knowledge and power to change the land to create opportunity for future generations is mind-boggling--but we're doing it. And the best part of about it is that along the away we make a very pretty penny.

Hi all,

I am new to Biggerpockets and have a question about broker/agent relationships. Do investment deals that I do on my own solely to make a profit and not to represent ANYONE have to be run by my broker? I understand that I have to make my disclosures to a seller, however I'm not sure if I would have to give my broker a cut of my profit. Any help? Thanks in advance.
