Have your client to pay down his credit card debt to 35% of the credit limit and keep the balance there. You do not want him to pay off his cards completely. That will boost his score drastically.

if the borrower request a deferrment or forebarence, the bank will update the report and reduce the late payments. I have been 90 days late and requested a deferment and my account history was brought back to current with no lates.

I found a house that I would like to wholesale. I would like to place a contract on the property and sell it to another buyer to make a little profit. All of the purchase option contract appears to be geared towards short sales. Should I just use a regular purchase contract and included "and or assigns"? Can someone direct me to a source where I can get the proper form needed?

I need a realtor in Maryland/DC who do BPO

I have a contract on a property that I went to view out of state. When I looked at the property there was an AC unit. Per my lender's request, I ordered a BPO over the weekend, and I got my report which stated that the AC unit was missing and had pics to prove it.
It was starting to be a headache trying to get the house funded anyway because the equity spread was not large enough to purchase and do repairs.
Can I use the stolen AC unit as grounds to back out of the contract?

How can I determine the Capital Gain Tax due on a property that is a Short Term flip (Less than a year)? Does the tax vary by state?
