Savvy Investors, can you share some aps or go-to inspiration resources you use to give your renovation projects a POP! I'm an REI agent in the Atlanta market, so I normally just look on the MLS at other projects....and copy 🤣 I see the homes that have a little unique elements move faster, like an accent wall, custom shelves or cute curb appeal. I have zero natural creative abilities, hence my struggle. (I'm good at other things 😊) TIA!!

Seems high risk for a broker to not have direct permission from the seller to list their property even if it is legal or allow with the MLS. In addition, there would have to be ALOT of room in the numbers to get everyone paid and make it mutually benefitable to all parties. Cost to benefit doesn't seem to be worth it, but just my initial thoughts!

Can anyone share an off-market excusive listing agreement with me or direct me on where to find one? I'm a licensed broker, so these are not wholesale deals. The legal Realtor forms are geared towards MLS listings.... I guess the boards kinda frown upon us running off market properties :)
