@Garmeon Y. Californians are also flooding Las Vegas. Prices on homes in vegas are going up daily not monthly. Dangerous little observation.

I never go off projected columns. I calculate if the property would cash flow if I hypothetically financed the entire thing. Money down tends to make an ok deal look better than it really is. Not sure if that makes sense?

I have crunched the numbers and I see a negative cash flow,

 I would love a 2nd opinion.

Also do you know of good management companies who have experience managing it. I used to own 3-4 units in manhattan that i used to run myself with a cleaning lady I hired but i would much rather use a management company? We have management companies in Manhattan that manage airb&b's so I was hoping you could let me know of a good one or two in the fort lauderdale or west palm beach area..
