Goal setting is tricky Trystan, but knowing what you want and having a timeline are great starting points.  It seems like you're hungry to learn, which might be your best asset along with your energy and work ethic.  Whatever you do, you want to get known for it, which means you have a personal brand and a clear online presence.  If you're willing to take risks at your age, I don't think your goals are too low or too high.  Just take the next step and start building your reputation, which will be your greatest revenue driver down the road.  Have fun too!

 Yes - in highly regulated municipalities, the cheat code is to just buy some small hotels instead. I've heard this from a few investors.

If time is a concern, but you have financial resources and a need for competitive advantage, maybe think about outsourcing some help with certain functions as needed.  If this is truly a side-hustle, you'll want to protect your time.

You're going to be glad you are on more than one OTA in general.  It's risky to count on just one channel and not that hard to get a decent channel manager and even a simple but effective direct booking site once you're ready.  VRBO is a great next step, especially if you're totally optimized on Airbnb and are getting the most out of it that you can.  Being dependent on just Airbnb is not a great strategy long term as you can be suspended for things beyond your control and lose all ability to book guests.  Their support can be hit and miss if you need immediate help. 

Long story short, diversifying is wise and not that daunting with some guidance.

Hi Josh - I can help coach you on site selection and goal setting if you're interested.  Basically,  you'll want to start by identifying your ideal guest and what they're looking for in a stay, including local attractions and what's within walking distance. Take a good look at Airdna (even the free version is a good start) as well as Hotstats.com, one of my favorite hotel intelligence sites and see how your competition (comp set) is performing.   This kind of granular research can lay the foundation for picking the right location and setting financial expectations accurately.
