Hello, 

In my area, property tax is reassessed every time there is a sale. So, if you by a house for 1 mil, your tax is 1.5% of that. 

So, when I've been calculating taxes for the houses we're looking at in OH and GA, I've been following the same assumption (but with the correct tax rates for the area, of course). But, now I'm wondering if that's correct. OH website says they reassess every 6 years, no mention of sales. Our GA realtor says they don't reassess with the sale. 

Was hoping someone could help me figure it out so I'm not calculating too much for PT?

Hi there! We are shopping currently - For maintenance & CapEx, do you budget differently when there is an HOA involved that covers exterior maintenance? I've been looking and offering on mainly single family/duplex, but have started looking into condo/townhouses with HOAs. Thanks!

Hello, 

We are in the California Bay Area and decided to use some of our equity to start real estate investing. We have read books and done what we can to learn. We are cash flow focused right now to pay back the equity.

Anyway, we have settled in Ohio right now and are in contract and in the due diligence period in Akron. Our realtor helped us find the house, and I did what I could to find out about the neighborhood. Niche rates it C+, Roofstock 2/5. But last night, I read some concerning things now though from a few years ago here on bigger pockets. Any advice on the area? I am curious if it has changed since the old posts were made.  It’s 44306 zip code. North of Cole, west of Arlington. Any advice appreciated!!
