Thank you for all the insight from my 1st post... I didnt know what to comment back bc I was waiting for this opportunity to present it self and it did...  any help or ideas is apperciated.  I do know that houses have good bones. And currently occupied at this moment with tenants...

I have an opportunity too whole sale purchase 2 student housing properties. Very close to eachother a 8min drive for me from my house to both them. The seller is going to to contact me with a contract and we will both use "her" lawyer. Currently these properties are not being used as student housing, but they were about 3 years ago. Not just long term tenants. I'd love to move it back to student housing and I was just curious about how you all felt about this decision. We have Cortland state here,  enrollment is always high. And both places are 5min walk to suny Cortland campus. I only have about 8 to 10k hard cash, but I moved some money into a sdira,   I havnt been able to see all the #'s yet. Nor have I been able to do a walk threw on either property.  Im going all in. I want this to work, any tips???...   im blessed to have a tenant lease that will be given to me for student housing as well.

My wife and I are looking into what it will look like for us to invest into rental real estate. Looking more for cash flow units. But also want to be able to leave somthing worthwhile for our children.
