All the properties in the Smokies come furnished, it's very normal for a vacation market I believe, Paul.

Our purchase contract did NOT include any of the furnishings and explicitly stated so. Instead there was an addendum "bill of sale" for all the furniture, TV, dishes, etc. listed for $1.00. Have your agent write your offer that way, makes things easy!

My wife and I have our first STR property under contract. We're eager to begin learning the ins and outs of what makes a great host. Seems like all the podcasts we've found so far are plugging their property management company (we' going to self-manage). Anyone have recommendations?

Commenting here so I can follow this thread! I totally agree, Samantha, the value to rent ratio seems pretty low on most of the deals I have been analyzing in the metro area.
