(Questions)

1) Anyone know of a TX, bridge loan lender where 75% LTV is of the actual property appraisal, versus the contract price (cost basis) with the seller(s)?

2) Anyone know of a TX, 30-day, cash-out refinance lender that will do 30 yr. term/30 yr. am within a 3 month or 6 month seasoning, versus 12 months?
