Hello all,

I am an out-of-state investor. My wife and I are looking to dip our toes into our real estate journey by purchasing property in or around Orlando. We like Florida in general but in particular Orlando because we visit Disneyworld frequently and because it is a low-risk area in terms of hurricanes (the other area in Florida we are looking at is Tallahassee, for the same reason). Although it seems STR opportunities are a very popular way to get into the Orlando market, we are looking for LTR opportunities. We would like to purchase a SFH or MFH. Our goals are to build equity and increase the worth of our portfolio, though it would be nice plus to be able to cash flow positively if possible!

Are there any neighborhoods you guys can recommend for us to start looking at?

Thanks a lot!

Thomas.

Quote from @Marcus Peterson:

Has anyone worked with Pellego?  I am very interested in checking them out, since they charge only a small monthly fee plus a small fee per transaction (no commission split) and they claim to be investor friendly.  I'll be taking the CA agent test soon so have started looking at brokers.

Interested in finding out this as well

Hi guys,

Is this the correct understanding of how this would work?

1. Pass real estate salesperson exam in CA

2. Find MLS-only brokerage to hang my license with so I can obtain my real estate license (are these brokerages OK with my not actually working as an agent?)

3. Apply to access MLS

Thank you!

Hi guys,

I've been reading Brandon Turner's book and he wrote that it's not a bad idea to obtain a real estate license in order to access the MLS. My question is, in CA is that all we need in order to access the MLS? Or is it another requirement that we need to be working at a real estate agency as well? I have a full-time regular job so was hoping we just needed the license.

Thanks!
