I have a home that I intend on on renting out when I transfer with the military. The home is in a VA loan. Do I need to change the loan type? Also, wondering if I should change the carpets and siding before putting renters in the house? Neither of them are dire replacements, just thinking it may be a good start for renting?

This is a place I found.  I am trying to figure out what I am overlooking. Also, how would I go about talking to a private money lender and presenting this? I wonder if anyone thinks it needs remodeling right away?

@Jaysen Medhurst thank you the value of other homes in the area around this size is closer to $800,000 they are asking 575,000 for this one but it's been on the market for 130 days. As far as taxes I put in the numbers they offered. Sewer/water is probably something I should add. Cap ex was also given, so I just used their numbers.
