Thanks Bob, I've been reading some older forums and I was coming to the same general conclusion. 

If someone has a specific brand or style they like, I'm open to recommendations.

I'm in the process of beginning to go away from carpeting rentals. Switching to wood flooring of sorts. Could be hardwood, engineered, laminate. I don't mind paying extra for products that will last a long time. But I'm also interested in easy to install, maintain, and refurbish if necessary.

I'm open to ANY ideas on wood or wood like products.

What do you like, what are you using?

Now to piggy back on the initial discussion...insurance for value or replacement cost? I currently have the 4 plex as value and the 2 SF homes for replacement cost.

What do most REI do and why?

We own 2 single family rental homes and a 4 plex. We're about to purchase another single family home to rent. 

Seems like there should be more options when insuring multiple rental properties. Is there such a thing as a blanket policy vs having a separate policy for every property? I just don't know if other options exist or it just make sense to have a individual policy on each property. 

Seems I'm paying way too much for insurance, but it is what it is...someone enlighten me. Are their other options out there that are more cost effective?

Having your own agent, someone you trust...someone you can develop a relationship with, someone you can grow with, IMO, is your best bet. Having your own agent that can provide you with advice and other resources is a great idea long term. They will have your best interests at heart. If you haven't found that agent yet, keep looking. But it is advantageous to have someone in your corner who isn't the listing agent when buying a property.

Personally, I try to provide blinds to save the dozens of holes in my walls and trim from tenants installing and removing their own. If they want to jazz it up with a valance or something fancy, I will allow that. Like others have said, most blinds are available for under $10. If they get damaged or destroyed, it comes out of the tenant's deposit to replace at the end of the lease.

I used to buy storage units. The common theme of people who default on their storage units are often huge unpaid medical bills, some type of addiction, or legal issues. I imagine it's about the same for REO properties. I'm sure it's easier to say goodbye to a storage unit than to the roof over their head.

I tell my kids that seeing stuff like this should make them realize how blessed they are.

I must be a Class "D" landlord...with 3 properties, I haven't hired a PM yet.
