Why didn't your management company file for the eviction immediately? That's what we do for our clients that we handle in NJ .. obviously PA works differently and makes it difficult for a small landlord like yourself to survive. The courts should respect that.

I disagree completely ... who is going to screen the tenant and do the searches of criminal records and/or eviction or rental records of bad actors that have lost their rentals due to non payment or giving the owner problems .. A maint coordinator for 5% is the least that a Property Manager does .. for more than 1/2 of the rates ... the PM gives monthly reports on the property and inspects the property and does drive bys to see that it is being maintained. They also do all of the leg work in getting a new C of O and coordinating all of the inspections for the property as well from Fire/Smoke to Safety issues. for a savings of 3% an owner is giving up a lot of time and effort!!

My company uses ShowMojo Self guided showings ... you can customize it to ask several questions and then it gets a copy of their drivers license to identify that they are who they say that they are. We use their Smart Lockboxes so the box senses when in radius of the box and it is the showing time then sends out an unlock code. We ask for monthly income (approx), Approx credit score, and we charge nothing for the showing. If interested we can set the rates on the applications and screenings for income, pets, and Landlord Tenant court issues (prior evictions or problems). We have found it to be invaluable in our everyday work.

Same thing .. you can manage his properties but a Realtor's License will help you greatly .. a property manager can handle other peoples properties with a management agreement.

I do not think that it is required .. but in our Property Management Company both myself and my boss are licensed realtors but we do not compete with realtors as we rely on them for referrals of Investors.

Hi ... I am in NJ and we charge 1 month for a new tenant fee (1/2 month if it takes more than 30 days after listing property to getting the tenant into the property) we do NOT have a renewal fee for an existing tenant and encourage and work with the tenants to keep them happy and hope that they will renew and not cost our owners an empty unit nor missing any rent in between tenants. We try to be fair to our owners and tenants both.
