I worked on a Rental Property Calculator, as well as a Short Term Rental (STR) Calculator on Excel and want to share this with you. Your support on this will mean a lot.
It can be used to figure out how profitable your rental / STR property is, calculate cash on cash return on your investment, and plan for expenses. Plus, you can determine your monthly cash flow and create printable PDFs to show lenders / possible partners.

Thanks Michael! It depends on the size. But taking it from the architectural drawings to occupation on our build (2 Bedroom) should take about 5 to 7 months.

Thanks for the reply. And yes, at 25 to 35% Occupancy we will be covering most of the expenses including the monthly payment.
We typically have 20 and 30 year bond periods. At 10% down (i.e. $6000) and 50% Occupancy you should look at less than 10 months to get your initial investment back, assuming that is the only money out of pocket.
You are 100% correct. Expenses you're looking at +-$400 incl. Pricelabs, guesty, Electricity, Water etc.
Amortization works the same as in America when I'm comparing the numbers on the Biggerpockets calculators.
Average household income for middle-class is +-$4000 a month ($48,000 Annually).

Tiaan here from South-Africa. I'm fairly new to the STR game, I own one multi-family LTR, but my interest shifted to the STR market due to the big opportunity.
Just signed on a piece of vacant land in Dullstroom, Mpumalanga. It's a small town in South-Africa attracting a lot of tourists over weekends and holidays, perfect for an AirBnB.
Stand Price: $20,000.00 (R390,000.00)
Build cost prediction: $40,000.00 (+-R800,000.00)
Average daily rate: $100 (+-R1800)
Predicted occupancy: 40% - 80% depending on season.
LTV: 90 - 100% (South-Africa tends to give up to 100% loans)
Interest rate: 9.75% (Very high rates in SA)

Yes that would've been very helpful for me as well.
I acquired the deal through a 100% bank loan, our interest rates are high at 9.75% but managed to get prime minus 0.75%, loan term is 30 years.
I got the property for about 30% below market value, and are renting the property out for $1000 p.m. (+- $100 profit p.m. after all expenses).
Property is situated in a quiet and old community.
