We have been burned a couple of times now, I used checkthem.com to screen before and it didn't show multiple evicitions on either party, after the aforementioned tenant's recent eviction, I am screening once again.  This time I used Cozy.co background check service and it failed to uncover a prospective tenant's eviction and bankruptcy.  So... I am reaching out to you all for help!  Who do you use, and if there is an all in one system, like cozy, that actually does good background checks... What is it?  Thanks!!!  (Side note, only 8 units so the bigger ones won't take us.  Ie: appfolio/yardibreeze)

@Michael Lee unfortunately owc is a no go, as he is cash poor, and badly in debt. He wants out, so no luck there. Any hard money or fix and flip places you know of that you've used before?

@Wayne Brooks the rejection is due to the super low rental comps the appraiser put down. And I do mean low! He put 650 for a 3 bedroom in Vegas, which does not exist!!

Fourplex deal is about to fall through due to FHA rules. Need alternative low Down payment financing. Can you recommend anyone?

I have had people say that you do not need a real estate license to self manage your own fourplex in Nevada. I believe that, however if you put said foiurplex into an LLC, is it the same... or do you then need a real estate license and property management permit? Do you have the link to any NRS or other literature to show?

Do you know anywhere that it says that in the NRS?  I can't seem to locate anything.

I am finding conflicting information... if you have real estate, specifically a fourplex in an LLC in NV state, do you have to have a real estate license and property management permit to manage your property in your LLC?
