Hey Eric, how can you go into the closing with no money? I thought that once you sign the papers in the closing with Seller A, that you had to give them a check to? So you're basically saying that the title company collects the check from your B-C closing to give to Seller A at a later date? And where does earnest money factor into these deals?

Thanks Steve. I thought no one would reply to this. I'll be sure to use the 5-7 day escape clause. I havent quite figured out a way to quickly assess repair costs. Is there a way that I can do that within the 5-7 so that I can market to my buyer's list?

I was told by my realtor that I shouldnt have an inspection contingency in my contract. How can I effectively market to my buyers if the bank wants me to close within a week?

I read that having a realtor on your team can be a great help. I even found an investor friendly one in my area that I am about to start working with soon. I was wondering though, how can I find more investor friendly ones? Other than going to REI meetings and cold calling every for sale in my area. What would you suggest?
