Heels Homes is currently in contract to purchase 2 properties in Columbus, OH and we are expecting a 3rd one by the end of this week. These properties are in one of the hottest neighborhoods in the city. We are looking to raise approximately $450k total for all 3 purchases and rehabs. 

1st opportunity:

PP: $75k

Repairs: $55k

Total Loan Amount: $130k

ARV: $195k

Projected Profit: $33k = 22% ROI

2nd opportunity:

PP: $77k

Repairs: $85k

Total Loan Amount: $162k

ARV: $250k

Projected Profit: $45k = 18% ROI

My company is scaling and I'm needing to grow my private lender base. I have a niche in creative financing and I'd like to start speaking and educating for folks that private lend and do real estate. Anyone have recommendations on what organizations locally I should reach out to and speak? I also will bring along my self-directed 401k specialist to help educate folks on how to self-direct! Any thoughts would be helpful:) I'm acquiring 3ish properties per week
