I have a reservation deposit on a new construction commercial property close to Aspen, CO. This will be the only lakeside dining area for over 300 miles. Price: $2.2 million

The seller is breaking ground and wanting to get under contract within the next 4 weeks. The space will be a restaurant operated by an experienced hospitality team. The median income in the specific 5 mile radius of this building is $144k; this high income area has proven to be much less affected by market trends.

We are looking for a commercial real estate investor to partner on this deal with. I own two residential rental units, this is my first commercial real estate deal.

Looking to take a HELOC or home equity loan on my single family investment home, valued at $320,000I owe $187,000 on it. I do not have W2 income currently. Suggestions on a lender that will do a HELO loan on investment property based on the rental income rather than my personal w2 income?

the HELOC loan purpose is to use as downpayment to buy another rental unit.
