I am starting my wholesaling business and I received some advice to start looking for deals and analyzing them to see if they are worth the investment prior to finding a cash buyer/investor. I am looking for advice and systems that have been effective when presenting deals to investors. Let me know what information you can add and advice you can give that will be beneficial to the process of looking for that 1st deal. Thanks so much.

@BartHedgcock. Thanks for the advice. If I understand you correctly, I need to focus on finding some good deals. 

My question is, Once I find a good deal, I will be lacking connections with cash buyers to purchase the deal. I'll work on the solid format for presenting deals and if you could advice me on what to do once my presentation is completed. I greatly appreciate the feedback, it is helping me think differently and expand my vision. Thanks so much.

Hello Bigger Pockets Community. My name is Tiffany Turner. I am a Texas native, living in Alabama. 

I am new to the website and I decided to participate due to the level of discussions and quality of information I receive from this community. 

I am a newbie to real estate investing. I have been a Realtor in Texas and Alabama, however, I am looking for a more advantageous arena of real estate and after studying I decided to dive into real estate investing. 

I am looking to begin by wholesaling real estate and then working my way to full fledged rehabs. 

If anyone in this community can give me advice, direction, and mostly wisdom on how to proceed with 'developing a buyers (cash) list', 'ideas on what to say to motivated sellers when wholesaling'. Simply put, I have to connect with individuals who know the business and can guide me in the right direction, simply because of the experiences that they have encountered.

@Stephanie Johnson. I looked on the alabamagis.com website, however I was unable to locate Jefferson County. Only "J" was for Jackson County. I am not sure if I am doing something wrong.
