Steve, the expenses are overall, not per unit.

I don't know the answer to your question. This unit is currently out of state where I will be moving in a few months. I am going to see this unit in 2 weeks I will ask the buIlder and let you know.

Hi there, I am looking to buy a newly constructed 4plex ( 4 townhouses) in an exquisite neighborhood. I will be living as a owner occupancy for one yr before building my dream home ( I am a physician). See numbers below

Asking price is $390000
Monthly rents $3340
Yr total rents 40080

Monthly Expenses
Heat $100
Taxes 300
Maint $100

Can anyone help me with this analysis.

Just because it doesn't affect you doesn't mean it's ok. I do make over 300k AGI and it affects me and thus it is a concerning problem. It seems that your attitude is that because you are not earning over 250, just kick the bucket to the next person.

Hi there,
I am new to investing but my question is regarding my father and his house. He is thinking about refinancing his home.
My father is 62 yrs old and thinking about working 5-8 more years. He has about $300k in his 401k.
He currently owes 68k on his house
Bought the house for $111k @ 7.8 interest
According to last estimate, House is worth 178k
Looking to refinance to 3.2% for (20 yrs?).
Should he refinance or take a loan against his 401k?
