@Travis B. Thanks for the info! I have decided to stay within a couple hours of Richmond so I can be present at the property if need be. If I revisit the idea of investing in Detroit I will absolutely take you up on that!

Hey folks! I am a newer investor (2 hands on renovations, 1 rental) based out of Richmond, VA. I have been looking to build my portfolio in Richmond but it has gotten too hot lately. I was looking at Detroit (green acres/ Sherwood Forest/ Redford). I think we have enough experience to look at a project/ inspection and know if it's something we can take on or not but I want to get a feel for what locals think of the direction Detroit is headed. Can anyone offer some insights?

I have a house under contract to be a rental but my 2% rule calculation barely breaks 1%. Is the 2% rule feasible in RVA or should I find a different home to invest in?

Does anyone have a solid grasp on the Hopewell area? I am trying to find out if the area is worth investing in!
