Post: Extending Purchase Contracts? (Do you even need to?)

Hey!

Im looking for a little more insight on how title companies are “judging” the dates on Purchase & Sales Agreements.

Ex: The title company is doing the title search, or even anytime in the process during closing, and the contract reaches its date that states the latest date that we would close by.

Has anyone ever had an issue with something like this? Or if your PSA and Assignment are delivered and you have a cooperative seller, are you usually just fine?

Let me know!

Post: Credit Score Under an LLC?

It’s a given that your credit score may be a factor when getting a loan from a hard money lender for your next deal.

But I'm curious to know if it was possible or even common for people to establish credit under an LLC and use that credit score when applying for a loan as opposed to using your personal credit score that in some cases may be too low to be approved by certain lenders.

Unless I’m just over thinking it a bit, and a solid 650 may do the trick? But I was curious to hear any thoughts on this or if anyone has had any experience success in doing so.

What about outside of Real Estate? Unless I’m getting into questionable territory. Hmmm

Thoughts?

We've ALL heard the formula. ARV x .70 - repairs - fee = MAO. But I've heard from experienced investors that that's just not the case in an ever-changing market.

** How can I figure out what % investors are paying for properties in a specific market? **

This could save me a lot of time and money so I’d love your input. Thank you
