Needing end buyers? Post on your local REI group on Facebook, also search a guy named Cam Ellis. He buys many properties in that area and Memphis. Start attending REIAs in your area.

Go to your local REIAs and connect with other investors and buyers there.

just a quick update I've gotten 2 contracts due to door knocking since I've posted this topic. Now I'm currently trying to find end buyers.

Thanks for the reply I literally found a property 5 hours ago ,a wholesaler had his sign in their yard so I was skeptical about finding their current address and knocking their door , I assumed they had already reached out. But I looked up the owners info and called them anyway and to my surprise she had a similar story, a bunch of letters were sent to the old address but she paid them no mind. Needless to say after our conversation she offered to give me the key tomorrow because she had surgery today and is not mobile, so I can go by and look at it and make a offer. I don't know if this is beginners luck but I'm going to keep at it this way until I hit a brick wall.

Hi to everyone and thanks for any feedback in Advance. I recently decided to start driving for dollars (last week ) while running my life insurance appointments. I found a few houses that were vacant so I pulled up the owners info and knocked the door of the owners primary address. When I spook with the owner she raved about how impressed she was that I took the time out to come find her and speak with here face to face about her property, then she pulls out a stack of mail from investors inquiring about her property. She then goes on to tell me she has 6 properties she wants to get rid of. Needless to say we are meeting tomorrow to sign a contract on 1 that I made a offer on (fingers crossed). My question though ,is how many people have seen a significant amount of success by just looking up the owners info and meeting them face to face about their property instead of sending mail ? I know mailers will cut time in half because the door to door method is a lot of running around, but do you think you can get as many deals doing it this way ?
