Hi Eddie, Thanks for the informative response. There's actually a realtor in my area who I met through a meetup and been in communication with for several months now who has offered a flat fee to guide us through the process. If I do decide to buy the house as an investment property I'll probably go with him since he's been pretty helpful to me so far.

Hi BP,

My mother will be moving out of her house soon and and is looking to sell it. I would be getting a portion of the sale profit but am considering buying the house from her for a discounted price and renting it out since it is only 12 years old. Would it be easier to do a quitclaim or just use an agent like a normal sale? Any advice on this would be greatly appreciated.

Hi BP Community,

My name is Tim Dixon, 25 years old and currently working as a Software Quality Analyst in San Diego.

My goals right now are to learn as much as possible, network and position myself for my first investment in a rental property (I know I will probably have to look out of state for good cashflow). I'd like to start wholesaling and investing in apartment/single-family rental properties and then possibly fix and flips and larger rental properties. A big reason I have been trying to learn as much about real estate as fast as possible is out of necessity to work out a family situation (will put more info in a separate post to get some feedback). 

I'm looking forward to being more involved in this community.
