@Matthew Van Koevering I would be interested to see how much money in taxes you would save by converting a duplex in to a single family with an ADU. I don't think that would be much benefit to you. The cost and the time it would take dealing with the zoning would eat up a lot of potential profit.

The other risk, is what happens if Denver decides you can't turn it back into a duplex when you want to sell it. Selling a duplex will make you more money then selling a SFR with an ADU. Denver and the State are messing with the laws as we speak. The next few days could change everything. Keep an eye on the Legislation.

We have all heard or have had Contractor Horror Stories, come listen to the "secrets" so you have no surprises.

Despite what you have heard, there are deals everywhere. You need to know where to look and who to talk to.

The program is a 12-month mentorship. Each class is held in a property that has a rehab going on. After the rehab tour, a presentation is held. You may attend your first meeting for free without obligation; email [email protected] for information.Our program is a 12-Month or 90-Day coaching/mentoring program. We meet every other Monday night in an active rehab project, taking a house tour, then holding a class there. We have a series of 6 classes that cover all aspects of setting up a Real Estate Investing Business, finding financing, finding properties, rehabbing the properties, then either selling or renting the properties. We also hold a monthly property tour, where we tour two houses and hold a class on establishing a project's ARV and Rehab Costs. Our students have a weekly Coaching call with Tim and me. We are also available during the week for questions and advice.
