Check with AFR wholesale we do them all the time on modular and manufactured.  You need to go thru a broker but they can help you find one thats signed up with them

Airbnb is difficult to do.  Talked to some mortgage brokers in the area and see if they have a lender that will do them use Airbnb income.  We use a lender that can do them in Michigan

If its owner occupied they have to follow a different set of laws.  So to my knowledge, a hard money on owner occupied is not in the market.

talk to a local LO broker. They should have lots of option for you. The rate is usually about half point higher on 30 year vs ARM

Welcome to the site and welcome to Michigan.  I'm over in Grand Rapids, about 45 mins from Muskegon.  Muskegon is hot right now, so great area to buy units.

@Kostyas Constantine  Thats great, it will allow you to get full cash out then.  You don't need an existing mortgage to get cash out

You can do a cash out refi on this no problem. Check with some local banks and they might do a HELOC

Also you should put in your post if you are looking for a primary residence loan or investment property.  

It may sound crazy but stated income is cheaper on investment property than primary right now.

I agree, they can suck it.  Also the stand alone water taps can suck it.  I had a little kid tear one of those off and flooded the house.  All that fancy stuff looks cool on internet but in real life they are nothing but a money pit.
