I don't disagree on the trend. However there are lawyers offering tax appeal services in the area, and some of their websites say for Investors. So I cant imagine they are all unsuccessful/ only for homeowners.

Does anyone have any experience with appealing property taxes in the area? I am seeing some big increases on Hammond property taxes, and it is becoming a needle mover in regards to me making offers. Has anyone had any experience in this regard?

Yes and from what ive heard its geographical. Since Northwest Indiana has a lot of properties priced sub $100k, there is lenders that lend in that area. whereas California would likely be different.

Not too much, I did find some lenders that would lend personal mortgages within my area. As I am close to the Northwest Indiana region, the regional lenders there have some lower minimums. However, I didn't find too many options in terms of Portfolio lenders.

I didn't end up purchasing the above deal as the inspection proved to be a disaster.

Anybody buying in EC? Seems like much of the opportunity would be Section 8?

Would need to further research, but i've heard that they are suspending the penalty during the pandemic as to not put a damper on liquidity. Not sure the validity or specifics, but worth looking into.

Well, to my understanding most lenders wont loan on those small amounts in general. So that's going to effect the demand side, as its pretty much all cash buyers. 

And I don't think we would be able to check the health of the HOA until after we've signed a contract, but could be incorrect. It's $226 per month. The group of homes look like they are in reasonable shape.

My partner and I are looking at a SFR condo that is priced in he $35-$40k range. We love the cashflow numbers as the rents are $1100 per month with a long term tenant. However, we realize that this price range isn't something lenders typically go for. Does anyone have experience or advice in getting portfolio loans in this range. Is that something worth pursuing?
