I have 3 cash buyers in the Local/Greater Seattle area that just recently closed on a deal. They want to re-invest in SF homes asap as well. Off market only. Does any one have an active lead, or possibly willing to to a J.V on a wholesale deal ?

Is there anyone (preferably an Investor or another wholesaler) that lives in Seattle or within a 45 mile radius of Seattle, that is willing to help me find and flip my first wholesale deal ?? I am willing to do 90% of the ground work in order to get the deal done. I am willing to split the deal 50/50 in order to gain the knowledge of what it takes to wholesale a property. I am just trying to find someone who can teach me what to do, the right way, so I don't get sued and can learn how to CORRECTLY wholesale properties.

I'm currently working with another wholesaler who has four properties under contract but does not have any buyers at this time. he is willing to split the profits with me as a wholesaler 50/50. can anyone give me some pointers on how to complete this task as quickly as possible ??
