Could he go Private Money and do a Equity split type deal. Basically the Investor Fronts all the Money especially since you are the owner of the Land and after the Sales of the Homes go through you split the Equity.

Owner carried 3 year owner carried contract with Legal Docs. Hard Money cant be Owner Occupied.
