@Jim K. Thanks for your response. I have tried, but you’re right I need to hit them a lot harder because it hasn’t worked. Plus my tenant needs to clean up a lot otherwise it’s just going to keep happening

@Christopher Schink this is something we’re planning on doing moving forward. Unfortunately we inherited these tenants and the lease that came with them. Again this is our first property so I’m still learning a lot.
