BP Team,

I hope all is well. I'm an investor in Chicago looking for a cashflowing Multi-Family rental. I'm currently looking to exhaust the BRRR strategy hence, I'm looking for something that I can rehab and refinance. I'm not looking to do a ton of rebab work on the unit and I would like for it to be in livable condition if possible. Let me know if anything comes to mind.

Hey Dan, 

I don't think uptown is terrible. There are a few up and coming attractions in the area that I think will add value to the property in the long term. I'd say go for it if you found a good deal. Keep in mind that there are areas/pockets where the crime is high.

Hello BP!

I'm a new investor based in Chicago, IL and I have been VERY active in my search for a cash flowing property. I was recently in the process of closing a deal in Waukegan, IL for a multi-unit property that I identified but due to zoning issues the deal did not go through.

I've been working with my realtor since Oct and we still have not been able to find anything in Chicago that matches what I'm looking for (cash flowing property, descent area, FHA approved up to $285K). It's REALLY been a struggle to find something within this criteria so I thought that I should open the floor and ask for advice!

I'm open to any suggestions as it relates to switching my strategy and or approach!  It has really been a struggle and unfortunately my realtor hasn't been able to provide much value outside of showing me the property's, which I totally understand. 

I'm looking to get something closed ASAP, and if anyone could help I would sincerely appreciate it. I currently work close to Waukegan but live on the North Side of Chicago...
