you should always have a buyers list so when you are done with research and have contract. Your not fussing to find a buyer. You call the ones on your list. I'm surprised your experienced.  Also you can approach owner absolutely but only before it's too far into foreclosure then that's when I leave it alone as a Wholesaler. I've already got my list as of this morning I've been contacted already by several. I'm not talking to buyers about my deal yet just getting their info so when my research is done THEN i contact them. 

I've contacted the owner already as well.

@Ajalan T. Brown don't ask him he already said it's risky. It's not for us only the buyer if they don't know what they are doing

@Ajalan T. Brown look at Steven Akindona's post to me at the top of this thread and read his post and see what his business is. See how positive he is because he knows it's been done over and over with other investors. I'll get a hold of you this week! I don't need help anymore I've already found buyers ready to go

@John Hickey wave.com is great!!! same idea but with much more. Same charge as Square and it keeps tract of all spending plus you can create an invoice if you want. Just create acct. Can put tenant name in for future billing and/or invoicing
