Thank you Sydney, Dmittriy & Brett.  You are so inspiring.  I don't feel all alone.  I have gone through,  just about every GURU, but felt misguided, unsure and alone.  I have spent a great deal of money, and have had to request many refunds, but still felt lost. 

Unfortunatelly, I do not know yet, how to respond to each one who sends me a message here at the forum individually, other than sending a personal message.  Look forward to getting started with all of your support, inspiration and help.  Happy investing.  God bless you all and take care.

Thank you so much Joe. I will be attending a REI Club for women in Irvine; however, as many man attend there as women. They have once a month meeting, great club.

To Mohan:

Wholesaling is another term for flipping, but not exactly. We find a property from motivated sellers, like tired landlords, divorces, foreclosures, short sales, inheritances, tagged & boarded up homes, absentees owners, FSBOs, tax leans, and houses in disrepairs, etc. MLS is not recommended for finding these type of homes. If there are these type of homes in the MLS, we have to take great care; they might not be a good wholesale deal. Then, we get a comp for what it would cost move in condition, we make an offer, after deducting what it would take to sell it move in condition, we find a buyer who will fix it, we add our earnings %. We don't communicate to the seller the term wholesaling. Thank you for asking. Good question.
