Thanks @Sean Walton I see you are a Wholetailer? what exactly is that? Are you looking for commercial properties to rezone? or change it up? For instance, an old school building in pretty good shape that could be renovated into offices or apartments?? Cuz I have one here in Rochester NY

Hello everyone! Newbie here. ;) I have been cruising and learning and love this group. Tons of good info! I have a few questions. well one at a time. 

Why are vacant houses good prospects for WholeSaling, when they are not even for sale? And why are there so many vacant houses?

@Michael Enriquez That you are saying that your expenses monthly are only $250?  That is not much at all. Unless I am not understanding this .

Congrats! How much cash flow monthly after deducting the Mort. payment, the taxes, the HOIns and utilities if they are included?? I also take out $100 monthly on each unit for future repairs.
