I have a client who is married. His wife is in long-term care for dementia, and may pass in the next year. If he holds the family home and uses it a rental for a year and the wife passes before he sells it does the capital gains exemption drop from $500,000 to $250,000?  This property is in California.

In California, landlords are required to give a month-to-month tenant a minimum 60 day notice if you plan to terminate a  lease, so keep that in mind as you negotiate your deal.
