Location: DFW to Houston AreaExperience: Wholesaler, new to development Hey BP Community! I’m an investor and wholesaler who’s starting to pivot into the development space. I’ve built up a solid pipeline of off-market properties throughout the DFW to Houston corridor, and I’m sitting on some prime land development opportunities that would be perfect for larger developers looking to create small neighborhood projects. What I Have: • Consistent access to off-market properties across the DFW-Houston region • Several land development opportunities sized for small neighborhood developments (think 20-50+ homes) • Strong local market knowledge and deal flow What I’m Looking For: I need advice on the best strategies to market these opportunities specifically to experienced developers. I’m moving beyond the typical wholesaling channels and want to connect with serious players who can take these projects from land to completed communities. My Questions: 1. Where do you find/connect with legitimate developers who are actively looking for land opportunities in Texas? 2. What marketing channels work best for reaching developers vs. typical buy-and-hold investors? 3. What information/package should I prepare when presenting land development opportunities? (I assume it’s more than just basic property details) 4. Are there specific networking events, conferences, or online platforms where developers actively source deals? 5. How do you structure deals with developers differently than traditional wholesale transactions? I know the development game is different from wholesaling, and I want to make sure I’m approaching this professionally and providing real value to developers who could turn these opportunities into successful projects. My name is Tityana Parrilla. I'm a wholeser in the Houston, and Dallas area. I drove across this for sale turn-key building located in Houston Tx that looked just like an assistant living home ! Turns out it was a health and wellness center before. I search the address on loop.net and reached out to the agent to get more info. What should be my first steps as to finding an assistant living investor ?
