Thanks for all the feedback!

I will have an attorney take care of these matters for now on.

I didn't know I would need the previous lease because she was month to month, I know that now. Next time I won't be giving any inheriting tenant a new lease until all things all clear.

She still hasn't signed the current lease but I never intended for her to.

Thanks again!

Hey BP family!

I purchased a duplex on June 29th, gave my tenant an into letter with the amount of rent owned (same price) and a blank copy of a lease. Tenant was late so I posted a 7 day notice to pay or vacate or July 5th. Tenant still did not pay so I filed for eviction on July 13th. The tenant attempted to pay me partial rent on July 14th but I declined.

We had court yesterday and the judge did not file judgement for eviction because I didn't have a signed lease with the tenant. Now I know I shouldn't have given her a blank lease to look at. The next court date is in two weeks. What should I have prepped to get her out?

Do you think I'd have to give her a 30 day to vacate notice now and restart the eviction process?

PS: The best eviction attorney in Lexington, KY is currently on vacation but I do plan on having him represent me.

Thanks for any feedback!

Hey BP family,

I have a piece of property a client is interested in but the owner is deceased and the children are hard to get in touch with. What's the best method for approaching this situation?

In Lexington, KY. Thanks in advance!

Hey guys!

I close on my first duplex tomorrow. I want to give the tenants that I'm inheriting an introduction letter as the new owner/manager. Do you all have any resources to help with this?

Thanks in advance!
