we will probably do just that with an all inclusive note that will be for the payoff price and get recorded next week.

i'm going to see if he will put me on title during the construction period, then i should have 6 months on title and can go off the appraised value without any hits on going stated income up to the conforming loan limits on the first lien. at about 60%LTV and scores of 730+, that should be pretty easy to do. World Savings should be able to hook me up on that.

Check with First Horizon... they have programs to refinance one day on title using the appraised value, even some HELOC programs to .pull cash out. Rates are high, but so is the risk. Citi will allow some of the same products. they may be limited to the conforming loan limits as of this week though.

well, with even banks like WAMU and Wells, I'm getting unsecured lines of 50-100k with stated income/stated assets. Nothing more than good personal scores and proof of incorporation with the state. other banks will match the lines once i get them.

Who can get a six year old company some unsecured lines for 4-500k?

Preferrably a direct lender or a broker that doesn't charge high fees.

Ben, i need some information on loans that will go off the appraised value with no seasoning on title.... I've got two properties that I have under contract that are being built. The seller is willing to put me on title so I can refinance him off the properties and use the available equity as my own. his payoffs for each property are 475k each. they should appraise for around 700k when they are completed. would you suggest a SIVA at the conforming loan limit of 417k on the first and an equity line after that up to the 80% mark?

got any programs for Utah?
