Hey I own a duplex in West End Atlanta. I was househacking for a while but will need to move. I would be willing to work out a deal if you are interested. One unit is rented below market and original. The other unit is where we live and I have put in a good bit of work there. DM me and we can talk if interested.

Bought a quadplex in Lithonia back in the fall of 2021. Highly recommend you contact Breionne Jackson from the NTW team of Keller Williams. She got my quadplex locked up at $450k and was able to get it dropped to $410k during due diligence.

if you are just trying to find out what the average is for the neighborhood you’ll need to do a little computer work and maybe pen and paper

1) figure out your criteria. For this example we’ll go with 2/1 single family homes. 
2) look on Zillow to see all the 2/1 SFH sold in the past year. Find the average cost.
3) look for the average rents for 2/1 SFH in that neighborhood. 
4) take the number from 3 and multiply by 12.

5) take the number from 4 and divide by the number in 2.

I think that would be average cap rate in a neighborhood. Maybe take 10% off the listed Zillow rental average to coax lower vacancy rates.

Anybody that knows how FHA loans would be great. Make sure your realtor understands the product and can explain to nervous sellers

Inflation increases when money supply increases. Money supply = all cash AND credit in the economy. By lowering interest rates you would incentive more people to borrow money since it’s so cheap. Now there is more money and supply and same production levels.

Imagine an economy of an island that only produces coconuts. Let’s say there is 20 coconuts produced per year. Money supply is $100. If everyone spends their money the coconuts are $5/coconut. Next year government makes interest rate 0% so banks can loan money at any interest rate to make money so they offer .05% interest loans. Now people rush in to get all this credit and the money supply explodes to $200 in the economy. No change in production. Same number of coconut trees and coconut farmers, etc. Now there is $200 in the economy and 20 coconuts. Everyone spends their money and coconuts end up at $10/coconut. Inflation rose 100%. Obviously our economy is more complicated but that is why low interest rates produce inflation and why the Fed is so gung-ho about jacking them up.
