Investment Info:

Townhouse buy & hold investment.

The town has been revitalizing the downtown area for several years and I wanted to be a part of that revitalization! I purchased this townhome along with several other investment properties to rent out as STR's and mid term rentals to offer higher end options to stay the night in our town and enjoy the restaurants, shops, pubs, etc.

What made you interested in investing in this type of deal?

Growth in our area to support a growing revitalized downtown and new production plants moving to the area.

How did you find this deal and how did you negotiate it?

I sought out the owners of properties in the area through my downtown connections and made offers.

How did you finance this deal?

This particular deal was done through leveraging my relationship with a lender who manages my investments.

How did you add value to the deal?

Added higher end furniture to attract a higher end renter.

What was the outcome?

So far the property has returned as planned with he first year being a little under plan and last year ending a little above plan.

Lessons learned? Challenges?

To focus on providing higher end service to my clients than a typical lightly decorated place and over communicate to establish regular stays!
