@Paul Z. Great analysis and post! I'm also looking for a flip in Chicago suburbs myself, so this is very timely. I found that are still a couple of "save heavens" left in Chicago area for the kind of activity we're looking for and Northwest burbs are definitely one of them.

Very timely post. Am in the exact situation you are. Since my D/I is too high, this time around I am using my fathers almost untouched credit to purchase another property. As a matter of fact, I got him per-approved yesterday.

Now searching begins.

@Joshua, BP newbie here. Thanks to your promotion of the podcast I jumped on it right away... and you just got another subscriber!

Great job on the interview. Ken stressed the importance of macro economic indicators by which he chooses his next RE moves and areas to invest. Something to take away, since investing doesn't always make sense where one lives.

Overall, very informative! I could hear you guys being a little bit of star-struck... which I don't get because you guys are the stars!

Keep up the good work and I feel privileged to be part of this comunity.

@Joe Fairless, thanks for the welcome. As far as progress goes, I wouldn't say it's "great", rather "some progress". :-)

I am mostly limited by my D/I, which in conventional financing only allows so much... or so I thought until I joined the forum. Here, I see people are using many creative ways to purchase properties and my goal is to learn those ways.

The types of properties I'm generally interested in are townhomes, either bank approved short sales of foreclosures.

What's your area of expertise?

Kris, first off very timely post as I am in similar situation. Question... Have you claimed your homeowners exemption? If so, are you going to let the County know you are converting your primary property to a rental, hence dropping the homeowners exemption and having to pay more taxes?

From reading the forum, this is something I haven't seen anyone mention yet it might be an important thing to do.

I want to convert my primary property to a rental the right way. Currently, I have a homeowner's exemption on the property. My question is: Do I have to let the County know that I'm converting it to a rental?
